Your Senior Team Leader will keep you informed daily as to the progress of the project. You will know who will be on-site and when.


We will keep our promises. If any unforeseen issues arise, we won’t hide them from you, you will be informed and together we will work out how to get things back on track.


We will always strive to complete a project faster than initially quoted, however, not to the detriment of quality.

We can be involved in your project from your first toe in the water, to the last piece of scaffolding being removed.

The Loft Room has architects and structural engineers that can work closely with you to help you achieve the best design for you and your property. Or, you may already have your plans in place and we would be more than happy to use these. The Loft Room is completely flexible and happy to be involved at whichever stage suits you.

The process of building a loft conversion can appear to be a daunting challenge, we are here to ensure everything runs smoothly right from the beginning. We have over 30 years experience and will ensure everything runs smoothly from start to finish. You can also be assured all work is completed under The Loft Room’s Guarantee.

We assign each project a Senior Team Leader, who will be on site everyday until the project is completed. We take pride in our choice of craftsman. They are polite, dedicated and professional members of the team. We have a large network of craftsman who are experts in their fields.

Which type suits you?


Every home is different and unique, that is why one type of loft conversion doesn’t suit all. There are six main types of loft conversions and the type the architect will recommend will depend on the style of your property, roof height, available space, planning regulations and your budget and requirements.

Rear Dormer

A dormer loft conversion is an extension to the existing roof that projects vertically from a sloping roof, creating additional floor space and headroom within the property. It is the most common type of loft conversion, as the flat roof dormers often add the maximum amount of additional space.

L-Shape Dormer

An L-shape dormer is very similar to a rear dormer conversion but with the added benefit of slightly more space. This type of loft conversion is where two dormer builds are connected together. One dormer is built on the main roof and the other on the rear roof to create the recognisable L-shape.


A mansard loft conversion is situated to the rear of the property. This type of conversion has a flat roof, with the back wall sloping inwards at an angle of approximately 70 degrees.

Hip to Gable

This type of conversion involves changing the sloping side of the property to a vertical gable end. This increases the size of the loft space, often creating extra space for the staircase.


With this type of project, the roofline is unaltered, as the Velux windows are installed almost fitting flush to the roofline, leaving the original roof structure untouched. Therefore, planning permission is not generally required, making it an attractive option for many. Also, due to the fact that no large alterations need to be made to the roof, the cost of the conversion generally remains low

Piggyback Conversion

A Piggyback loft conversion removes the existing roof and raises the perimeter walls approximately 1.3m.

When the new pitched roof is built on top of the raised perimeter walls, it creates more head height and ultimately a more practical living space.
